There are various ways to minimize these risks, starting with an extensive screening process. Many firms rely on quick internet services with only vague recommendations. Bellevue Commons Property Management Services utilizes private investigative professionals who are recognized experts in personal information data discovery and reconciliation.Our screening process involves an extensive and exhaustive search to help ensure tenant quality and includes:

  • Analysis of credit report, not just scores
  • Civil and criminal records
  • Social Security number confirmation
  • Use of other names (AKA)
  • Employment verifications with supervisor discussions
  • Discussions with current & previous landlords including integrity, positive or negative feedback, money owed, would they rent to them again?
  • The critical search of evictions

It should be noted that, due to the recent economic & housing crisis, there are many excellent candidates who deserve consideration, even though it may not appear so initially.

Contracts

Bellevue Commons Property Management Services ensures that all parties fully understand their respective roles and responsibilities. It is imperative that all agreements are concise and understood. Through diligence and expert communication, we make the best efforts
to make each party clearly aware of expectations.

 

Maintenance

We understand that the property owner has entrusted us with a very valuable asset. We also understand that good Tenant relations are dependent on a well-maintained property. Therefore, our maintenance process includes:

  • Thorough move-in and move-out inspections, with photos
  • Drive-by visual inspections on a regular basis
  • Scheduled in-home inspections during months four and eight
  • Providing tenant with an easy method to request maintenance, and instructions for describing issues in detail
  • Filter items to verify owner’s responsibility
  • Screen situations to assess emergencies
  • Disburse vendor work-orders in a timely fashion and follow-up to confirm quality completion
  • Obtain bids and owner’s consent for work exceeding pre-agreed limits

 

Tenant Services

Clear expectations are critical to creating and maintaining good relationships between Owners, Property Managers, Agents and Tenants. Tenants have a special role as they call the property their home. Therefore, tenants promise to assume the following responsibilities:

  • Pay rent as agreed upon in a consistent timely fashion to avoid late fees, and potential harm to your credit. Unless otherwise agreed, payments of all types will be made electronically.
  • Timely maintence requests describing issue in detail.
  • Immediate action in case of emergencies such as flooding, fire, gas fumes, etc.
  • Flexibility in providing repair person access to the premises.
  • Keeping batteries fresh in smoke detectors and immediately report defective ones.
  • Carry renters insurance as Owners policy does not cover Tenant possessions.
  • Cooperate with Property Managers access to conduct inspections.
  • Immediately correct violations regarding condition or use of property.

 

Forms & Applications

Each prospective Tenant eighteen and over must fill out a seperate application. The application fee is per individual including married couples.

 

Lease Agreement

Unless otherwise agreed, all payments of any kind will be made electronically by authorized deduction from Tenants bank. Requires completion of ACH form (in PDF format)

 

Maintenance Requests

Submit detailed request on-line, except in cases of emergency.
